Nokomis, Florida offers a rare combination of Gulf Coast beaches, boating, nature, established neighborhoods, newer gated communities, golf, and convenient access to both Venice and Sarasota. Nokomis also provides convenient access to the Legacy Trail, Nokomis Beach, the North Jetty, boating waters around Dona Bay and Roberts Bay, and Oscar Scherer State Park. Nokomis Beach sits just across the Albee Road bridge on Casey Key, while Dona Bay, Roberts Bay, Lyons Bay and Shakett Creek connect portions of the area to the Intracoastal Waterway. Aria

Aria is an upscale, Italian-inspired gated community developed by Neal Signature Homes near Jacaranda Boulevard and I-75. Its landscaping and architectural style create a distinctly polished residential setting.

Residents have access to resort-style amenities including a clubhouse, fitness center, swimming pool, spa, pickleball courts and gathering areas. Aria is particularly appealing to buyers who want a newer luxury home without giving up convenient access to Venice, Nokomis, and the interstate.

Calusa Lakes

Calusa Lakes is one of Nokomis’ best-known established golf communities. The neighborhood stretches across approximately 460 wooded acres and is surrounded by mature vegetation, lakes and the privately operated Calusa Lakes Golf Club. The community contains roughly 575 single-family homes.

Rather than feeling like a dense new development, Calusa Lakes has a mature Florida landscape of pines, oaks, lakes, preservation areas, and golf-course views. Residents also have community tennis facilities and controlled access. Its location between Venice and Sarasota puts beaches, restaurants, shopping, and everyday services within convenient reach.

Its central Nokomis location makes trips to Nokomis Beach, Venice, shopping, restaurants and I-75 relatively straightforward. Buyers who want a quieter neighborhood but still prefer modern construction often include Calusa Park in their search.

Casey Cove

Casey Cove is a small residential neighborhood near the western side of Nokomis and the approaches to Casey Key. Unlike many of the newer Nokomis communities, Casey Cove is not a large resort-style development. Its location and limited number of homes give it a more traditional coastal-neighborhood character.

The neighborhood is especially appealing to buyers who value proximity to Nokomis Beach, the Albee Road bridge and waterfront recreation. Properties vary considerably in style and age, so Casey Cove is worth evaluating home by home rather than simply comparing amenity packages.

Casey Key

Casey Key is one of the most distinctive residential areas on Florida’s Gulf Coast. This narrow barrier island runs between the Gulf of Mexico and the Intracoastal waters, with properties ranging from direct Gulf-front residences to bayfront and Gulf-to-bay estates. The island has remained predominantly low-rise and residential.

Cecilia Court is a small residential neighborhood in Nokomis, not a large, amenity-driven development. That can be attractive to buyers who prefer a simpler neighborhood setting and do not necessarily want the clubhouse, resort pool and activity structure found in newer master-planned communities.

Its Nokomis location provides access to the broader area’s beaches, shopping, Venice amenities, and major transportation routes. Because Cecilia Court is small and inventory can be limited, available homes may differ substantially in age, size, updates, and lot characteristics.

Cielo

Cielo is a Northern Italian-inspired Neal Communities neighborhood in the North Venice/Nokomis area. It was designed as a relatively small community, with just over 70 homesites, giving it a more intimate feel than many of the large developments nearby.

Community features include a neighborhood park, playground, dog park, picnic areas and bicycle facilities. Its location near I-75 and U.S. 41 gives residents convenient access to shopping, restaurants, beaches and employment centers while maintaining a residential atmosphere.

Milano

Milano is another Italian-inspired Neal Communities development near the Nokomis/Venice area. The community encompasses hundreds of acres and was designed around lakes, natural areas and an active community lifestyle.

Amenities include a clubhouse, resort-style swimming pool, pickleball, bocce and gathering areas. Milano also offers organized resident activities, making it appealing to buyers who want a neighborhood with readily available social and recreational opportunities. Its location gives residents good access to Venice, I-75 and Gulf Coast beaches.

That extra room can appeal to buyers looking for privacy, larger homes, pools, garages or simply more separation from neighboring properties. Mission Estates is worth considering for someone who likes the Nokomis location but does not want the density of a typical newer master-planned development.

Mission Valley

Mission Valley is known for its larger lots, mature landscape and more spacious residential character. The area provides a contrast to Nokomis’ newer developments, with custom and individually styled homes rather than streets dominated by a handful of builder floor plans.

For buyers seeking additional land, privacy, space for outdoor living or a neighborhood with an established feel, Mission Valley can be an excellent area to investigate. Its location east of U.S. 41 also keeps residents within reach of Laurel Road, I-75, Venice and Nokomis Beach.

Palmero

Palmero is a Taylor Morrison community near the intersection of State Road 681 and U.S. 41. Its location is one of its biggest benefits, providing relatively easy access to Nokomis, Venice, Sarasota, beaches and I-75. The community includes residential options designed around a low-maintenance Florida lifestyle.

Palmero’s recreational amenities include a swimming pool and spa, splash area, basketball, sand volleyball, cornhole, a fire pit and dog park. Buyers who want newer construction together with a substantial amenity package often include Palmero in their Nokomis search.

Sorrento Woods

Sorrento Woods is an established deed-restricted subdivision of approximately 200 homes in Nokomis. It offers the mature landscaping and larger residential character that many buyers prefer over newer, higher-density communities.

The neighborhood is conveniently positioned for Nokomis Beach, Venice beaches, the Legacy Trail, the North Jetty, downtown Venice and several golf courses. Sorrento Woods can be particularly attractive to buyers who want an established single-family neighborhood but do not need a large resort clubhouse complex.

Talon Preserve is one of the area’s largest amenity-rich gated communities. Developed by DiVosta, it is planned for approximately 926 homesites and offers a wide mix of home designs, including properties with lake and preserve views.

The amenity package is extensive: an approximately 18,000-square-foot clubhouse, resort-style pool, spa, restaurant and bar, fitness facilities, pickleball, tennis, bocce, playground, dog park, fire-pit areas and organized activities. Talon Preserve also provides access to the Legacy Trail.

For buyers who want a strong social environment and plenty of recreational options without leaving the neighborhood, Talon Preserve is one of Nokomis’ major lifestyle communities.

Toscana Isles is a gated community distinguished by its extensive lakes and water-oriented setting. Much of the neighborhood was designed around large lakes, giving many homes expansive water views and opportunities for activities such as kayaking and fishing.

The community also offers a lakeside clubhouse and resort-style amenities. Toscana Isles works particularly well for buyers who want newer construction and community recreation but value water views and outdoor Florida living.

Venice Woodlands sits in the greater Nokomis/North Venice area and offers a newer residential setting surrounded by the natural landscape that characterizes the eastern side of the Venice-Nokomis market.

For buyers, one of its advantages is location: the neighborhood provides access to the Laurel Road corridor and I-75 while remaining within driving distance of downtown Venice, beaches, medical services and shopping. It can be a good fit for buyers who want newer housing but prefer to be slightly removed from the busiest coastal corridors.

Vicenza is an Italian-inspired Neal Communities development in North Venice within the 34275 area. It combines newer single-family homes with a substantial community recreation program. Amenities include a swimming pool, pickleball courts, bocce, dog parks, walking trails, ponds and organized resident activities.

The community offers several home collections and floor-plan sizes, giving buyers more choice than in some smaller neighborhoods. Vicenza’s location is also convenient to Laurel Road, I-75, medical facilities, Venice and the Gulf beaches.

Vistera of Venice

Vistera of Venice is one of the area’s newer master-planned communities, located in Nokomis near the growing Laurel Road corridor. Multiple builders have participated in the development, giving buyers a broader selection of architectural styles and home designs than they might find in a single-builder neighborhood.

Vistera is especially relevant for buyers interested in newer construction, modern floor plans and the continued growth of the North Venice/Nokomis area. As the community develops, buyers should compare builder offerings, homesite locations, available amenities and any current construction incentives carefully.

Which Nokomis Community Is Right for You?

No single “best” Nokomis neighborhood exists because the communities serve very different buyers.

Someone looking for luxury and privacy may gravitate toward Casey Key or Aria. A golfer may want to explore Calusa Lakes. Buyers who want larger lots may prefer Mission Valley or Mission Estates. Those looking for extensive resort amenities may focus on Talon Preserve, Toscana Isles, Palmero, Milano or Vicenza.
