What to Know Before You Buy in Englewood
Storm history. Hurricane Ian in 2022 and Hurricanes Helene and Milton in 2024 caused flooding and damage in parts of Englewood. Ask about the home’s history, elevation and any repairs.
Flood zone and insurance. Many Englewood homes are near the water. Get an elevation certificate and insurance quotes early, and ask whether the home meets current building codes.
Which county? Englewood is split between Sarasota and Charlotte counties. Property taxes, permits and some services differ, so confirm the county for each home.
Gulf access and bridges. For canal homes, ask how long the trip to open water takes, whether there are fixed bridges, and the depth at the dock.
