If water is high on your Florida wish list, Toscana Isles deserves special attention.

Toscana Isles is a gated Nokomis community distinguished by its extensive system of large lakes and water-oriented lifestyle. Many homes are positioned to take advantage of water views, while the community combines newer housing with a lakeside clubhouse, resort-style amenities and opportunities for activities such as kayaking and fishing.

Among the Nokomis communities we’re covering, Toscana Isles has one of the clearest identities:

The water is part of the community.

The Toscana Isles Lifestyle

A lake can completely change the way a Florida home feels.

Imagine walking into the house and seeing water beyond the lanai.

Morning coffee overlooking the lake.

Birds moving along the shoreline.

Sun reflecting across the water in the evening.

That experience is very different from looking directly into another backyard.

Toscana Isles was designed around extensive lakes, making water a significant part of the neighborhood’s character rather than simply an occasional feature.

For buyers who specifically want a water-oriented Florida lifestyle, that’s an important distinction.

The Homesite Can Be Everything

I’ve said this throughout our Nokomis community series, but Toscana Isles is one of the places where it becomes especially important:

Buy the lot along with the house.

Two similar houses can provide completely different experiences depending upon their locations.

One may have a broad lake view.

Another may have a narrower water view.

Another may provide more privacy.

And another may have a location that’s more convenient to the community amenities.

The floor plan matters.

The upgrades matter.

But in a water-oriented community, what you see when you walk through those sliding doors matters too.

Lake Views

The extensive lakes are one of Toscana Isles’ defining features, and many properties can benefit from water-oriented surroundings.

That’s why I wouldn’t compare Toscana Isles homes based solely on price per square foot.

A better comparison looks at the entire property.

House.

Condition.

Upgrades.

Lot.

Orientation.

Privacy.

And view.

A buyer may reasonably decide that a particularly attractive water view is more valuable than another hundred square feet of interior space.

That’s a lifestyle decision—not something an online search algorithm can make for you.

Kayaking and Fishing

Toscana Isles’ lakes aren’t simply visual features.

The community’s water-oriented environment also provides opportunities for kayaking and fishing.

For some buyers, that may become one of their favorite parts of living here.

There’s something very Florida about being able to get outside and enjoy the water without first packing the car and driving somewhere.

It also gives Toscana Isles a recreational identity that’s different from communities built primarily around golf, pickleball or clubhouse activities.

A Lakeside Clubhouse

Toscana Isles also features a lakeside clubhouse and resort-style amenities.

The location of the clubhouse reinforces the community’s overall emphasis on water.

Rather than separating the recreational center from the neighborhood’s natural features, the lakes become part of the amenity experience.

For prospective buyers, this is another community I would not judge from photographs alone.

Spend some time there.

Walk around.

Look across the water.

See how the community feels.

A neighborhood built around large lakes can have a very different atmosphere from one built around streets and houses alone.

Newer Florida Living

Toscana Isles also appeals to buyers looking for newer construction and community recreation.

That’s an attractive combination for buyers who don’t want to begin Florida ownership with a major remodeling project.

But newer doesn’t mean buyers should stop paying attention to the individual property.

Floor plans differ.

Upgrades differ.

Outdoor living areas differ.

Homesites differ.

And water views can differ dramatically.

Even inside the same community, one house may fit your lifestyle much better than another.

Private Pool or Community Amenities?

This is another decision worth making before shopping seriously.

If you’re purchasing in an amenity-rich community, do you really need a private swimming pool?

For some buyers:

Absolutely.

They want to step directly from the lanai into their own pool.

For others, the community’s recreational facilities provide what they need.

That buyer may prefer putting more of the budget into a better lake view, larger home or upgraded interior.

There isn’t one correct answer.

The important thing is knowing which features you’re actually going to use.

Water View vs. Waterfront

There’s also an important distinction buyers should understand.

A beautiful lakefront setting inside a residential community is not the same thing as purchasing Gulf-front, bayfront or Intracoastal-access property.

Toscana Isles provides a lake-oriented residential lifestyle.

Casey Key, by comparison, includes Gulf-front, bayfront and Gulf-to-bay estates where boating access, docks, seawalls, flood considerations and coastal exposure can become major parts of the purchase.

Both involve water.

But they’re completely different types of real estate.

That’s worth understanding before beginning a waterfront search.

Toscana Isles vs. Talon Preserve

Buyers considering Toscana Isles will often find Talon Preserve worth touring as well.

Talon Preserve offers a particularly extensive amenity package centered around an approximately 18,000-square-foot clubhouse, resort pool and spa, restaurant and bar, fitness facilities, pickleball, tennis, bocce and organized activities.

Toscana Isles has its own resort amenities, but its extensive lakes and water-oriented setting are a particularly important part of its identity.

That gives buyers an interesting comparison.

Talon Preserve: strong emphasis on social and recreational amenities.

Toscana Isles: strong emphasis on lakes, water views and water-oriented recreation along with community amenities.

You may like both.

But once you’ve spent time inside them, one may feel much more like the Florida lifestyle you pictured.

Toscana Isles vs. Milano

Milano is another community worth comparing.

Milano is built around lakes and natural areas and offers a clubhouse, resort-style pool, pickleball, bocce and gathering spaces.

Toscana Isles places particularly strong emphasis on its large lakes and water-oriented environment.

For buyers who rank the backyard view near the top of the wish list, I would compare available homes in both communities rather than simply deciding from the community descriptions.

Toscana Isles vs. Mission Valley

Then consider the opposite end of the spectrum.

Mission Valley is characterized by larger lots, mature landscaping and individually styled homes rather than a resort-style master-planned environment.

A Mission Valley buyer might prioritize land and privacy.

A Toscana Isles buyer might prioritize a newer home, lake view and community amenities.

Those differences demonstrate why Nokomis can work for so many different types of buyers.

Nokomis Beach and the Gulf Coast

Toscana Isles residents can enjoy the community’s lakes while still having the Gulf Coast nearby.

Nokomis Beach sits across the Albee Road bridge on Casey Key. The broader Nokomis area includes Dona Bay, Roberts Bay, Lyons Bay and Shakett Creek, while the Venice Inlet provides access toward the Gulf.

So you can enjoy water in two completely different ways.

Spend the morning around the lake.

Then head to Casey Key for sunset over the Gulf.

That’s a pretty good Florida day.

What Should Buyers Examine in Toscana Isles?

This is a community where I would pay particularly close attention to the homesite and view, not simply the house.

Important considerations include:

• Lake view and the width of that view
• Homesite orientation
• Backyard privacy
• Distance between neighboring homes
• Lanai and outdoor living configuration
• Private pool versus community facilities
• Interior upgrades
• Floor plan
• Garage configuration
• Location within the community
• Proximity to amenities
• Current HOA obligations
• Community restrictions
• Insurance considerations
• Flood-zone information

And don’t rely on an old website for current fees.

HOA expenses, insurance costs, community requirements and other property-specific considerations can change and should be verified for the particular home you’re considering.

Who Should Consider Toscana Isles?

Toscana Isles deserves a closer look if you’re searching for:

• A gated Nokomis community
• Newer homes
• Extensive lakes
• Water views
• A water-oriented lifestyle
• Kayaking opportunities
• Fishing
• A lakeside clubhouse
• Resort-style amenities
• Outdoor Florida living
• Convenient access to the greater Venice-Nokomis area
• Gulf Coast beaches within reach

Toscana Isles Homes for Sale

Toscana Isles is one of those communities where the view from the back of the house can be just as important as what’s inside the house.

A beautiful kitchen is nice.

You can remodel a kitchen.

A great room can be redesigned.

Flooring can be replaced.

But you can’t remodel a mediocre homesite into a spectacular wide-water location.

That’s why I’d shop Toscana Isles differently.

First find the right location within the community.

Then find the right house on it.
