The Homes at Brightmore

Home types and sizes

  • Attached villas: Ideal if you want lower maintenance and a more compact footprint. Typical sizes range from roughly 1,400 to 1,800 sq ft.
  • Single-family homes: One-story and some two-story options, generally from about 1,600 to 3,000+ sq ft, depending on the series and options.
  • Bedrooms and baths: Most plans offer 2–3 bedrooms plus a den, with 2–3 bathrooms.
  • Garages: Two-car garages are standard in most homes, with some floor plans and lots allowing 3-car garage options.

Typical features and finishes

While every home is different, buyers at Brightmore can generally expect:

  • Open-concept main living areas with high ceilings and large windows
  • Well-appointed kitchens with islands, quartz or granite counters, and modern cabinetry
  • Spacious primary suites, often with walk-in showers and dual sinks
  • Covered lanais, with options to extend or screen for outdoor living
  • Energy-efficient windows, doors, and insulation that meet current hurricane and building codes

Lots and customization

New construction phases often give you a choice of homesites, including interior lots, water views, and sometimes more private locations with fewer neighbors behind you. Lot premiums can vary widely based on exposure, view, and proximity to amenities.

Through the Toll Brothers design process, buyers typically can personalize:

  • Cabinetry styles and colors
  • Countertops and backsplash materials
  • Flooring throughout the home
  • Bath tile, fixtures, and lighting
  • Outdoor living upgrades such as extended lanais, pre-plumbing for outdoor kitchens, and pool packages (depending on the lot)

If you are considering building from scratch, having someone walk you through which upgrades tend to hold value in resale in this price range can be especially helpful.

Amenities: The Catalyst Club and More

The centerpiece of Brightmore is the Catalyst Club, a large, resort-style amenity campus reserved for Brightmore residents. It is designed so you can stay active, social, and engaged without leaving the neighborhood.

Pools, fitness, and wellness

  • Resort pool: Free-form, heated pool with plenty of lounge seating for relaxed days in the sun.
  • Lap pool: Separate lap lanes for those who want a structured workout.
  • Hot tub / spa: A natural gathering spot in the evenings and cooler months.
  • Fitness center: A well-equipped gym with cardio machines, strength equipment, and free weights.
  • Yoga and movement studio: Space for group classes such as yoga, stretching, balance, and low-impact fitness.

Sports and outdoor amenities

  • Pickleball courts: Multiple dedicated courts, typically buzzing most mornings.
  • Tennis courts: For residents who prefer traditional racquet sports.
  • Bocce ball: A lower-impact option that still has a strong social element.
  • Event lawn: Used for outdoor concerts, gatherings, and seasonal celebrations.
  • Dog park: A fenced area where both pets and owners get to know each other.
  • Walking and biking paths: Connections into the broader Wellen Park trail system.

Clubs, creativity, and gathering spaces

  • Social hall and gathering rooms: Used for club meetings, lectures, and community events.
  • Demonstration kitchen: Hosts cooking demos, wine tastings, and food-focused events.
  • Art studio / creative spaces: Set up for painting, crafts, and other hands-on hobbies.
  • Café/lounge areas: Casual indoor spaces where neighbors linger over coffee or a drink.
  • On-site lifestyle director: A full-time staff member who organizes clubs, trips, classes, and events so you do not have to plan everything yourself.

Social Life and 55+ Lifestyle

Because everyone in Brightmore is 55 or better, the community tends to be naturally social. People are in similar life stages, with time and interest to engage in activities beyond work and raising kids.

Typical activities and social opportunities include:

  • Pickleball and tennis groups at different skill levels
  • Fitness classes, walking groups, and bike rides
  • Card clubs, book clubs, and hobby groups (art, crafts, photography, and more)
  • Cooking or wine events in the demonstration kitchen
  • Day trips to nearby beaches, cultural venues, and Sarasota
  • Seasonal parties, concerts on the event lawn, and holiday gatherings

The neighborhood design also supports connection: sidewalks, pocket parks, and central amenities encourage people to be out and about. If you want to stay busy, you will not have trouble filling your calendar. If you prefer a quieter pace, you can participate as much or as little as you like.

HOA, CDD, and What’s Included

Understanding the ongoing costs is just as important as the purchase price, especially if you are planning for a fixed income in retirement.

HOA fees

HOA dues vary by home type and phase, but a reasonable working range is often in the $300–$400+ per month range. Always verify current numbers for a specific property.

Typical HOA inclusions may cover:

  • Lawn and landscaping maintenance
  • Irrigation for common areas and sometimes individual yards
  • Gated entry and community security features
  • Use of the Catalyst Club and all community amenities
  • Maintenance of roads, common areas, and facilities
  • Lifestyle programming and events

CDD fees

Brightmore, like many Wellen Park neighborhoods, is part of a Community Development District (CDD). The CDD assessment is paid annually as part of your property tax bill and helps fund infrastructure and community improvements.

A reasonable planning range for CDD in this area is often around $1,500–$2,500 per year, though the exact amount depends on the specific homesite and bond details.

Compared with similar 55+ communities in Venice and North Port, Brightmore’s combined HOA and CDD costs are generally in line with — and sometimes slightly higher than — older communities, which reflects both the newer amenities and Wellen Park’s master-planned infrastructure.

Location and Surroundings

One of Brightmore’s biggest draws is that you are within Wellen Park, but slightly tucked away in your own 55+ enclave.

  • Downtown Wellen Park: Roughly 5–10 minutes away, with lakeside dining, shops, a large park, and frequent events.
  • CoolToday Park: Spring training home of the Atlanta Braves; a short drive for games, concerts, and community events.
  • Gulf beaches: Most beaches (Venice Beach, Manasota Key, Nokomis) are about 15–20 minutes away, depending on traffic.
  • I-75 access: Convenient entry to the interstate for trips into Sarasota, Fort Myers, or the Tampa area.
  • Healthcare: The Sarasota Memorial Hospital – Venice campus is a short drive away, along with numerous medical offices and specialists.
  • Everyday shopping and dining: Publix, Target, pharmacies, and a growing list of restaurants are all within a few miles.

Who Brightmore Is Best For

Brightmore tends to be a good fit for:

  • Active adults 55+ who specifically want peers their own age
  • Buyers in roughly the $500K–$1M+ range who value Toll Brothers construction and design
  • People who want a full social calendar available, even if they do not plan to use every activity
  • Buyers who prefer resort-style amenities and newer infrastructure over older but less expensive options
  • Those who like the idea of low-maintenance living with much of the exterior care handled for them

Brightmore may not be the best match if:

  • You prefer a multigenerational or mixed-age neighborhood where kids, teens, and adults all share the same amenities.
  • You are looking for the lowest possible costs and are willing to trade newer construction and amenities for lower fees and prices.

How Brightmore Compares to Other 55+ Options

If you are still deciding between communities, it can help to see Brightmore in the context of other popular options in and around Venice.

  • Venetian Falls: An older 55+ community in Venice. Typically more affordable than Brightmore, with a quieter feel and smaller amenity set compared with a brand-new resort campus.
  • IslandWalk: Located in Wellen Park but all ages. Very social, with extensive amenities. If you like a busier, mixed-age environment, IslandWalk is worth a look. If you prefer age-restricted, Brightmore is the only 55+ option in Wellen Park.
  • Gran Paradiso: Also in the Wellen Park area and all ages, with a grand clubhouse and strong amenity package. Home styles and price points vary widely because multiple builders have been involved.
  • Other regional 55+ communities: There are additional age-restricted communities in North Port and the greater Sarasota area. Many have lower prices but may not offer the same combination of Toll Brothers construction, Wellen Park location, and a brand-new amenity campus.

Working with Bill Garrison

New construction in a master-planned community can feel complex: lot premiums, CDD assessments, design center options, and builder incentives all come into play. Having someone who knows Brightmore and Wellen Park day in and day out can save you both time and money.

Bill Garrison is a local Venice, FL REALTOR® with RE/MAX Palm Realty who spends a great deal of time helping buyers evaluate Brightmore and its surrounding communities. He can walk you through:

  • Which floor plans tend to work best for how you actually live
  • How lot orientation, view, and proximity to amenities affect resale value and day-to-day enjoyment
  • What to expect from Toll Brothers’ design center: which upgrades are worth the cost, and which you can skip or do later
  • How HOA and CDD fees compare across different Wellen Park and Venice communities
  • Where there may be room to negotiate — on price, closing costs, or builder incentives — depending on the phase and the specific home

There is never any pressure to rush a decision. The goal is to help you decide whether Brightmore truly fits the way you want to live over the next 10–20 years, and if so, to help you secure the right home on the right lot at the right numbers.
