Venice, Florida, experienced several different real estate market cycles from 2021 through 2025. The market moved from the high-demand conditions of 2021, through the elevated pricing environment of 2022 and 2023, and into a slower, more balanced market in 2024 and 2025.
With many potential buyers NOT buying, inventory levels have exploded, and competing SELLERS AND BUILDERS are driving prices WAY down! Cash buyers and smart mortgage buyers are enjoying the bargain prices and a big selection!

Results by Year
2021
The available public data for 2021 covers June through December. During those seven months, Venice recorded 1,888 sales, averaging about 270 sales per month. The estimated sold volume for the period was approximately $800.2 million, with a weighted average sale price of about $423,855.
2022
In 2022, Venice recorded 2,597 sales, averaging about 216 sales per month. The estimated total sold volume was approximately $1.31 billion. The weighted average sale price was about $502,648, reflecting the strong pricing environment that followed the rapid appreciation period of 2021.
2023
2023 was the strongest year in this review by both total sales and estimated dollar volume. Venice recorded 2,811 sales, averaging about 234 sales per month. The estimated sold volume reached approximately $1.40 billion, the highest total in this dataset. The weighted average sale price was about $498,739.

2024
In 2024, sales activity cooled compared with 2023. Venice had 2,444 sales, averaging about 204 sales per month. The estimated total sold volume declined to approximately $1.22 billion, although the weighted average sale price remained steady at about $499,783.
2025
In 2025, Venice recorded approximately 2,534 sales, averaging about 211 sales per month. The estimated sold volume was approximately $1.18 billion, with a weighted average sale price of about $465,971. Compared with 2024, sales activity improved slightly, but the average sale price moved lower, bringing total dollar volume down from the prior year.

Single-Family Inventory Trends: 2021–2025

Inventory was one of the biggest changes in the Venice housing market during this period. In 2021, available inventory was extremely tight, with many months showing fewer than 300 homes available. By late 2022 and throughout 2023, inventory began rebuilding as higher mortgage rates cooled buyer demand and more listings remained active for longer periods.

This increase in inventory changed the market’s tone. In 2021, limited supply helped create fast-moving conditions, stronger competition among buyers, and upward pressure on prices. As inventory expanded in 2023, 2024, and 2025, buyers had more homes to compare, more time to make decisions, and more room to negotiate on price, repairs, closing terms, and seller concessions.
For sellers, the rise in inventory means pricing accuracy has become much more important.
Homes that were priced too aggressively had to compete against a larger number of active listings. In a higher inventory environment, condition, presentation, location, and realistic pricing became key factors in attracting serious buyer interest.

For buyers, the inventory recovery created a very different experience from the 2021 market. Instead of facing very limited choices, buyers in 2024 and 2025 had more available homes, more leverage, and more opportunity to compare neighborhoods, property condition, insurance costs, HOA fees, and overall value before making an offer.

Bottom Line: Cash is King, and cash buyers have many wonderful choices and are getting great deals!
Many mortgage buyers are afraid to buy, can’t qualify at higher rates, or can’t figure out that “buy now, refinance later ” is a good thing!

Venice, Florida, remains a strong Gulf Coast real estate market. Based on the available data, 2023 was the strongest year, with an estimated sold volume of approximately $1.40 billion. In 2025, the market showed slightly more sales activity than in 2024, but lower average pricing brought total dollar volume down to approximately $1.18 billion.
